Summer is finally here in Toronto! While the warm weather is perfect for backyard BBQs and lazy days at the beach, the heat and humidity can take a toll on your home if you're not prepared. As a luxury realtor and home expert, I'm sharing my top summer maintenance tips to keep your property in pristine condition all season long.

Keep Your Cool with HVAC Maintenance

Your air conditioning system works overtime in the summer months.  Before the heat really kicks in, schedule an HVAC tune-up to ensure everything is running efficiently.  Replace air filters monthly and consider having your ductwork cleaned to improve indoor air quality.  Proper maintenance can extend the life of your system and prevent costly breakdowns.

Check for Cracks and Leaks

The summer sun can be tough on your home's exterior. Inspect siding, trim, caulking around windows/doors, and your roof for any cracks or deterioration.  Seal any openings to prevent water intrusion and pest infestations.  Don't forget to check the foundation for cracks as well.

Landscape for Energy Efficiency

Strategic landscaping can actually keep your home cooler. Plant trees or shrubs to shade sun-exposed windows and walls.  Just be sure to keep any plantings pruned back from the house to allow proper airflow.  Add a fresh layer of mulch to flower beds to retain moisture.
